Two quotes can look equally complete and be a long way apart. In this county the gap is usually in the same handful of places.
Give us the mile marker, tell us what is on the roof now, and say whether the property is rented out. Those three shape the job.
The four that sit underneath
None of these are visible from the driveway, and all of them cost money.
- Is the deck being re-fastened, and to the schedule calculated for this address?
- Is fastening tightened at perimeter and corner zones?
- What underlayment is specified — by product name, not category?
- What deck replacement is allowed for, and at what rate beyond it?
The two that are specific to here
These are the ones a mainland quote genuinely may not have thought about.
- How is tear-off debris being removed, and is that cost included?
- Was metal priced alongside whatever else is being proposed?
What silence usually means
Sometimes it means a leaner operation and a genuinely better price. Sometimes it means the deck rate is missing, disposal was underestimated, and the difference will arrive later as a change order.
