Monroe County carries the highest design wind speeds in Florida. What decides how a roof performs is not principally the material on top — it is whether the whole assembly stays connected to the building.

Buying a covering and inheriting a connection
A roof replacement is sold as a covering, and the covering is the part a homeowner can see, choose and compare. Underneath it is a chain: covering to deck, deck to framing, framing to walls, walls to foundation. Uplift pulls on all of it. A roof can have an excellent covering fastened to a deck that is fastened to framing whose connection to the walls was adequate for the era it was built in and is not what would be required now.

Why the chain framing is the useful one
Uplift does not act on one component. It acts on the whole assembly, and the assembly performs at the level of its weakest connection. That is why a very good covering over a poor connection is not a very good roof — it just fails somewhere else.
It is also why wind mitigation inspections ask about roof-to-wall connection and deck attachment rather than about the material on top. The inspection is looking at the chain, which is a fair indication of where the performance actually lives.

A re-roof is the cheapest moment in a building's life to improve the parts of that chain that are reachable, because the deck is exposed and nobody is paying twice for access. Deck re-fastening is the obvious one. What is possible at the roof-to-wall connection depends entirely on the structure and on what can be reached without opening up more of the building.

- Can you improve my roof-to-wall connection during a re-roof?
- Sometimes, and it depends on the structure and what is reachable without opening up more of the building. It is the right moment to ask, because the deck is already off. What is possible is a question for the survey rather than the phone.
- Is deck re-fastening worth it?
- It is the cheapest it will ever be, because the deck is exposed and access is already paid for. In the county with the highest design pressures in Florida, it is one of the better things you can spend money on during a re-roof.
- Do I need an engineer?
- For questions about how the structure carries uplift, yes, and we will tell you when we think you have reached one. We do not certify structure and will not pretend to.
