Metal or Shingle in the Keys — Ask for Both to Be Priced
We fit both. The point of this page is that in this county metal should be on the quote as a matter of course, and very often it is not.
Give us the mile marker, tell us what is on the roof now, and say whether the property is rented out. Those three shape the job.
Where shingle genuinely wins
These are real reasons and we are not going to pretend otherwise.
- It costs meaningfully less on day one.
- On a short holding period the total cost often favors it.
- It can match an existing building or a neighborhood character.
- Correctly rated and correctly fastened product exists for this county.
Where metal wins
Most of it comes down to uplift, salt and how long you keep the building.
- A properly fastened system deals with uplift differently from sealed tabs.
- It is far lighter, which matters on some structures here.
- Service life is substantially longer in this climate.
- You are less likely to be doing this again inside twenty years.
The question to actually put to a contractor
Ask for both to be priced, and if metal has not been quoted, ask why not.
The answer separates a considered recommendation from a default that was formed on the mainland and driven down here. Both exist, and only one of them is about your building.
