Florida Keys specifics · Metal Is the Default

Everywhere Else Metal Is the Upsell. Here It Is the Starting Point.

In most of Florida a roofer works up from shingle to metal and metal is the premium option. In the Keys that ordering is reversed, and shingle is the specification that ought to arrive with an explanation.

Give us the mile marker, tell us what is on the roof now, and say whether the property is rented out. Those three shape the job.

Metal

Down here it is the normal answer, not the upsell

Load path

At these wind speeds the covering is not the real question

Out too

The old roof has to travel the whole chain to leave

Licensed

A licensed Florida general contractor

A recommendation formed a hundred miles away

Many of the crews quoting in this county are based on the mainland and specify what their suppliers stock and their estimators price every day. That is shingle. Nothing dishonest is happening — the product is legitimate, correctly rated versions exist, and the contractor genuinely believes it is a fine answer, because where they work it usually is. What is missing is that nobody in the conversation priced the option that suits these conditions best.

Why the ordering flips down here

  • Uplift resistance, at the highest design pressures in the state.
  • Continuous salt exposure with no sheltered part of the county.
  • Dead load, which matters on elevated and older structures.
  • Service life, against the cost of doing this again sooner.
  • How long you actually intend to hold the property.

What the existing roofscape tells you

Look along almost any street in this county and the proportion of metal is markedly higher than on the mainland. That is not fashion. It is a long accumulation of owners and builders responding to the same wind and the same salt.

It is a reasonable prompt for a homeowner: if metal is this common here and it was not on your quote, the useful question is simply why not, and the answer will tell you something about whose job it was to raise it.

How we handle it

  1. 01Price metal as a matter of course, not on request.
  2. 02Put shingle beside it so the comparison is on numbers.
  3. 03Explain what each system asks of you afterwards.
  4. 04Recommend shingle where it genuinely is the better fit.

This is not an argument that shingle is wrong here. It is an argument that it should be a decision. If you are selling in three years, or matching an existing building, or working to a hard budget, shingle can be exactly right. What should not happen is that metal was never mentioned because the estimator does not sell much of it.

Said plainly

Where we stop

Metal costs more up front and it is not maintenance free. On a short holding period the arithmetic often favors shingle. We would rather show you both sets of numbers than push you toward the bigger invoice.

FAQ

Common questions

Is my contractor wrong to propose shingle?
Not necessarily, and it is worth asking whether metal was priced and, if not, why. The answer distinguishes a considered recommendation from a default carried down from the mainland.
How much more does metal cost?
Meaningfully more up front and it varies with system and building. The comparison worth making is total cost over how long you intend to keep the property, not the two headline numbers.
Does metal help with insurance?
Carriers price from wind mitigation features rather than from the covering material as such, and what they do with that varies between carriers. We make no promises about premiums — that is a conversation for your agent.
